Restaurant space available for lease in the Wheaton Triangle

A vacant restaurant space is now available for lease in the Wheaton Triangle. 11234-11254 Georgia Avenue is located in a strip mall in the heart of Wheaton. The 1,312-square-foot space is probably best-suited for a fast casual dining concept. It will be available for occupancy as of October 1. The monthly rent amount is available "upon request," according to the online listing.

Former Fuddruckers space available for lease in Silver Spring

Another attempt to market the vacant former Fuddruckers space at 819 Ellsworth Drive at Downtown Silver Spring is underway. Real estate firm KNLB has posted a for-lease sign on the storefront. Inside, the Fuddruckers interior remains untouched. A liquor license notice from the burger chain's scotched attempt to reopen here in 2024 remains in the window. Maybe Shake Shack or Steak 'n Shake will look into this prime spot. The latter has a new urban store model that could fit well here, and, of course, Shake Shack specializes in urban locations.

Downtown Silver Spring lot for lease

A vacant lot at 8111 Fenton Street in downtown Silver Spring is now on the market for lease. To orient yourself, the property is directly adjacent to the small shopping center with 7-Eleven and Manny & Olga's that is at the corner of Fenton and Sligo Avenue. This 0.18 acre lot is well-suited for commercial use. The lease rate is not disclosed in the online listing. Singh, LLC is the broker.

Cristina Ristorante Italiano space marketed for lease in Wheaton

The space currently home to Cristina Ristorante Italiano at 2666 University Blvd West in Wheaton is now being marketed as available for lease. That's according to signs posted on the front of the Italian restaurant. An online listing, which was posted this past weekend, indicates that the space will become available on September 1, 2025. The restaurant remains open for business at this time, and has been in operation for over 30 years.

Randolph Crossing Walgreens space available for lease

Walgreens appears to be on the way out at 12222 Veirs Mill Road at the Randolph Crossing shopping center. Its 12000-square-foot end space is being marketed as available for lease by the property owner. This was formerly a Rite Aid store, but was converted to Walgreens when that chain acquired its struggling competitor. Now Walgreens is struggling, and announced earlier this month that it would be closing 1,200 of its stores across America. 

Former Piratz Tavern space marketed for lease in Silver Spring

Have you ever wanted to bring back the famous Piratz Tavern in downtown Silver Spring. Arrrr...you might have your chance in the future. The building at 8402 Georgia Avenue has a sign attached to it stating that it is available for lease. The Republic Garden is the current tenant, and is still operating. I have not found an online listing so far, so it's not yet clear at what future date the property is coming available, or if the property owner is simply testing the market. Don't tell Jon Taffer!

Capezio Footlights space marketed "For Lease" in Silver Spring

The Capezio Footlights Dance & Theatre Boutique's space at 938 Wayne Avenue in downtown Silver Spring is being marketed as available for lease. It is still open for business, and the family-owned enterprise is seeking donations and business referrals to help it stay open on its website. Nonetheless, a sign has been posted in the storefront's window by the landlord announcing it is for lease. 

An online listing states that the studio will continue to occupy the space until a new tenant is found. The space would then become available around 30 days after the execution of the new lease. It also lists a number of improvements that have been made to the building recently, and indicates the space will lease in as-is condition.

Historic downtown Silver Spring U.S. Post Office available for lease

The historic U.S. Post Office building at 8412 Georgia Avenue in downtown Silver Spring is being marketed for lease. Located on one of the busiest commuter routes in Maryland, the building has a 5,645-square-foot main level, and a 5,609 lower level basement. The two spaces can be leased together by one tenant, or separately by two tenants. 

Unleashed by Petco was located in this building for roughly 7 years before closing in 2022. KLNB is marketing the building for retail use. The classic architecture would make for a grand restaurant setting, as well, in my opinion. Ten dedicated parking spaces are located at the property, and it is within walking distance of a public parking lot and several garages.

Kensington bank building available for lease or sale

It's amazing how many landmark buildings along the main drag in Kensington have been put on the market for lease in recent years. The Jhoon Rhee building is obviously the Holy Grail, but another classic bank building has joined the list. 3740 University Boulevard is now available for lease or sale by Avison Young. 

The 4,546-square-foot building with classic architecture is, of course, ready to go as a bank branch. That drive-thru might make it enticing for a fast food restaurant, as well. Alas, Dunkin' Donuts - which has made a practice of converting drive-thru banks into donut shops in recent years - already has a Kensington location. Rent and asking price are both available upon request, but not stated on the online listing.

The Eleanor cleared out at Downtown Silver Spring (Photos)

Signage has been removed from The Eleanor, and the interior has been partially cleared out. The arcade machines are gone, but furniture has been stacked up inside. Property owner Peterson Cos. is now marketing the space for lease as a future restaurant. The Eleanor opened just 10 days before the COVID-19 pandemic arrived in Montgomery County, and closed this summer. 

The Blairs Shops offers new restaurant pad site for lease in Silver Spring

The Blairs Shops, the shopping center at The Blairs development at 1300 East-West Highway in downtown Silver Spring, is offering a new pad site for lease to potential retail and restaurant tenants. A leasing brochure outlines three possible scenarios for the yet-to-be-constructed building: A single, 5400-square-foot full service restaurant; subdividing the building between a 3200 SF full-service restaurant and a 2,200 SF fast casual restaurant; or a 2,200 SF fast casual restaurant alongside a 3,200 SF retail store. All restaurants under any of the three scenarios would have outdoor patio space.

Dollar Tree opening Wheaton location; Max's Kosher Cafe space available for lease

Big changes are ahead at the Wheaton Manor shopping center at 2311 University Boulevard W. in Wheaton. The large retail space at the corner of University and Elkin Street that once housed Toys R Us - and more recently, CVS Pharmacy - has been leased by Dollar Tree. And the adjacent space recently vacated by the beloved Max's Kosher Cafe will become available for lease on September 1, 2022, according to real estate brokerage firm KLNB. That Dollar Tree should really boost foot traffic for a restaurant tenant that moves into the Max's space.

Weller's Dry Cleaning building for lease in Silver Spring (Photos)

The Weller's Dry Cleaning building at 8237 Fenton Street in downtown Silver Spring is now available for lease. A great example of the wonderful Googie (not Google!) style of architecture of mid-20th-century America, it also features the local quarry stone you find on many older buildings in lower Montgomery County, and that nice retro signage. Charles Weller operated the business for more than sixty years, before he passed away in 2016. The World War II veteran was 101.

Should a drive-thru Starbucks be built on this vacant lot in downtown Silver Spring?

A vacant lot at 8111 Fenton Street in downtown Silver Spring is available for commercial ground lease. The monthly rate would be $10,000, according to the listing by Larry Rosen Commercial & Investment Realty Associates, LLC of Bethesda. Several development options have been drawn up by an architect the property owner hired. They include a small retail center with surface parking, and a drive-thru Starbucks as possibilities.

Gusto Silver Spring space now available for lease

Gusto Farm to Street closed in January at 8512 Fenton Street in downtown Silver Spring. At the time, the chain said it was closed "until further notice." It's now clear that they won't be returning, however, as the space is now being marketed for lease.

Four Corners GameStop available for lease

The future of the GameStop at 10100 Colesville Road in the Four Corners area of Silver Spring is in question. An online listing shows the store's space is now available for lease, and states that it will be available for a new tenant as of October 2020. 

Wheaton Sport Bar space available for lease

A sign has been placed outside the Wheaton Sport Bar building indicating that the restaurant and lounge space is available for lease. It's a great location with high visibility, but there continues to be frequent turnover in tenants. 

Perhaps the loss of parking at the nearby Lot 13 and surrounding area during the Montgomery County government office building construction was a factor. That project is now completed.

Nava Thai building for sale or lease in Wheaton

The building that currently houses Nava Thai is available for lease or to buy, according to an online real estate listing. Under current zoning, the property is eligible for mixed-use redevelopment. It is half-a-block from the Wheaton Metro station according to the listing (but about a block-and-a-half by my calculation as a Wheaton pedestrian). The listing declares the building is available "Now."

Wheaton Lot 13 development retail now available for lease

Montgomery County is now marketing the ground-level retail space in its future government office building at Public Parking Lot 13 in the Wheaton Triangle. JLL is the leasing firm handling the space. Advertising materials show the 11337 SF retail space can be divided into three separate retail units, entirely leased by one tenant, or something in-between.
