Wheaton Lot 13 development retail now available for lease

Montgomery County is now marketing the ground-level retail space in its future government office building at Public Parking Lot 13 in the Wheaton Triangle. JLL is the leasing firm handling the space. Advertising materials show the 11337 SF retail space can be divided into three separate retail units, entirely leased by one tenant, or something in-between.

  1. The County better not mess this leasing up. Half of this redevelopment project has been cancelled because the apartment building isn't coming anymore. And that apartment building was supposed to have retail and county use space...all that is gone. Wheaton needs a crown jewel retail/restaurant in that corner space to really start the retail revitalization.

  2. I thought the land was going to be transferred to the developers once the county building was complete and then the apartments would go up? Since when is that not happening, that's horrible news if true.

    1. 11:16: I think that apartment building is either stalled or entirely dead, from what I heard over a year ago.

    2. That apartment building has been dead in the water for at least a year. The County literally has no plans for what to do with that spot other than some vague comments about an "arts space." And there's no doubt that once the apartments fell through, the council has pushed it under the rug and is ignoring that there is no plan in place.

  3. does anyone have an article demonstrating this? I find it hard to believe since it seemed that the developers interest in the current project was so closely tied to getting that land from the county. its hard to believe they would just walk away

  4. it's not hard to believe - the developers applied for certain low income housing tax credits for the project (called the 9% credits - which are hard to get)....and...they didn't get it. So they couldn't make the project pencil out financially without those tax credits. Has anyone admitted this...not really, but if you're in the world of development, it's not hard to figure it out. This apartment project is 100% dead. Someone can correct me if i'm wrong, but there's nothing related to the project in the permit approval process....nothing. it's dead.

  6. The Wheaton Urban District Advisory Committee (WUDAC) October 10, 2017 meeting minutes say "The Private development agreement with the Bozzuto Group fell through and the property on the north side of Lot 13 is again available. The County Executive is interested in community input..."

  7. So....that was 2 freaking years ago. And ZERO status change since then. What a joke. Someone should see could Councilmember Navarro has to say about this.

    Once the building is complete, StonebridgeCarras and Bozzuto will acquire the MNCPPC's 8787 Georgia Ave. site by 2021 and begin work on a privately financed mixed-use redevelopment with 360 apartments and 26,000 square feet of retail.

    As part of a deal with the developers, the MNCPPC has agreed to convey the land at 8787 Georgia Ave. by deed to the county, along with a park that will remain undeveloped. Carol Rubin, a project manager with the MNCPPC, said the deed is being held in escrow until the Wheaton headquarters building is completed. The county will convey the land to StonebridgeCarras and Bozzuto.

    "The conveyance of the land was part of the payment to them," Rubin said.

    StonebridgeCarras Principal Doug Firstenberg said he hopes to deliver the housing units and retail at 8787 Georgia Ave. by 2022.

    1. 11:32: That's a separate project at another location in Silver Spring; I believe the commenter was asking about the original planned apartment building on the north end of Lot 13 right next to this office building. To my knowledge, that is dead or in development hell.

  9. wow, I always assumed 8787 was the site on the north end of Lot 13. Great catch Dyer, and bravo to the county on yet again screwing over the Wheaton sector and doing everything in their power to keep it down.

  10. ahh - now the confusion is cleared. Yes the original commenter (me) was asking about the site in Wheaton, not the one in silver spring.
