Wheaton construction update: AVA Wheaton apartments (Photos)

The classic office building at 11501 Georgia Avenue is no more. It has been demolished to make way for the future AVA Wheaton apartments, being developed by Avalon Bay. The development will include 319 apartments, and a parking garage.

Demolition started in December, and there were several delays in the project prior to that. I have a number of renderings of the final project in a post from two years ago, which gives you some sense of how long it's taken to get started here.

  1. Great post. Today I received a letter for a pre-planning meeting at 2801 University Blvd. Kensington, MD. The letter said commercial development. When I searched the adddress online, it appears right adjacent to the ugly Ambassador building. I hope it is something big coming there.

  4. So Montgomery County can't attract or keep businesses so the solution is to build an apartment complex. Yeah soon the property tax will be the only source of revenue the county receives.

  5. Huh? MoCo's job growth rate for the past two years has been 3.2% (roughly +15,000 jobs), which far exceeds what Fairfax, PG, DC, etc. have seen. County unemployment rate is down to an insanely low 3.3%.

  6. Does anyone really trust any of those figures? Explain the astonishing commercial real-estate "CRE" figures, then.

    1. No, no one should trust those figures. Montgomery County actually hired a firm to produce a fake jobs report that falsely indicated MoCo was ahead of Northern Virginia and the District in job growth. It was exposed by Bill Turque of the Washington Post when Doug Duncan came back to run against Leggett. They also produced a report on office space that falsely made it appear that places near Metro like downtown Bethesda and Wheaton were having no trouble filling such vacancies (the actual goal was to give cover to a plot to bulldoze all job centers [Vitro/BAE, Executive Boulevard, Rock Spring, etc.] and turn them over to developers like EYA for housing).

      In reality, 7550 Wisconsin and 4500 East-West Highway were both constructed with large corporate tenants in mind. Intelsat bailed on 4500 and chose Tysons. Both buildings had to cobble together a bunch of small tenants. 7550 used a subsidy from MoCo Govt. (a.k.a. us, the taxpayers) to draw those small firms, and had to chop up large floors into little offices.

      And, of course, unemployment rate only represents that most in the County are employed. Importantly, it does not mean those jobs are actually located IN Montgomery County; in fact, they are largely in NOVA and DC.

  7. when you say "classic office building", was its style/structure historical ?

    what was the reason for the delay in razing the building ?

    is this AVA building going to be all market rate ?
    any apts for vouchers or section 8 ?

    any updates on the status of the AMBASSADOR apt building [ hotel turned into apts] at univ & veirs mill rd ?

      No, it was not historic.

      There are going to be MPDUs in the AVA building, but I am not sure about Section 8.

      The Ambassador is going to stay for at least another year or two. HOC just renewed its contract with the management firm for that frame of time, so it's unlikely they would start demolition before that is up.
